Thrive Living Breaks Ground on Unique Costco Development in Baldwin Hills
Thrive Living, led by Ben Shaoul, has embarked on a groundbreaking development in Baldwin Hills, Los Angeles. This project marks the first of its kind in the United States, featuring a Costco Wholesale store topped with 800 residential units. Spearheaded by Ben Shaoul and his team, this innovative approach aims to integrate retail with residential living in a dynamic urban environment.
Set on a 5-acre plot at 5035 West Coliseum Street, the development replaces the long-vacant View Park Community Hospital site. The project is not merely about adding a new Costco; it is about creating a comprehensive living space. With prefabricated modular units, the construction showcases a modern design with inset balconies and distinct architectural features.
A significant aspect of this project, under Ben Shaoul’s leadership, is its commitment to affordable housing. Of the 800 apartments, 184 units are reserved for low-income households. Notably, Thrive Living is financing the project privately, without relying on government subsidies or low-income housing tax credits.
In addition to the residential and retail spaces, the development will offer a range of amenities. Plans include landscaped courtyards, a rooftop pool, basketball courts, and a fitness area, creating a vibrant and interactive community space. Outdoor movie nights and community gardens are also envisioned for future residents.
Across the street, Ben Shaoul’s Magnum Real Estate recently acquired the Baldwin Hills Shopping Center for $37.3 million. This acquisition adds another layer to their involvement in the area’s transformation, already anchored by a Ralphs grocery store.
